PreListing Inspection

Oakland County Home Inspections

Your investment is going to "pay out" are you ready?

Considering or in the process of selling your home? Or maybe thinking of refinancing or cashing in on your homes equity. Having a home inspection is standard when selling or buying a home but typically only the buyer receives the report. A stranger becoming educated about your home. Shouldn't you know your home best? Getting an in depth look before you list can help ensure that you list at a fair market price and avoid potential surprises once under contract. Hiring a home inspection is getting a third party look from a party uninvested in the outcome outside of homeowner education. With nothing to gain or lose on the condition of your home allowing us to provide an unbiased evaluation.

Imagine this:

You listed your home on the market, lots of preparation and many showings later you have accepted an offer. Only a day after the home inspection you're getting a call from your agent, the buyers are asking you to reduce the sale price or offer concessions. They found issues you as the seller have never had a problem with in all your years caring for your home.

OR

You spent years paying your mortgage payment on time, and some extra when you could, the housing market has gone up. You are ready to pull out equity on your home and finally redo the kitchen, but when the appraiser comes out they find flaws and "issues" that you've never noticed or had issue with. Now you are left with much less equity than anticipated.

This doesn't have to be you.

A home inspection is like a health check for your home. Let us assist you in giving it the full workup is deserves! You can accept and offer with confidence because your an educated home owner. Get that appraisal with the courage that they will see the value in your home just as you do.

Getting a home inspection is not limited only to those buying a home or refinancing. Truthfully they are not limited to strictly real estate transactions.

During a prelisting inspection we evaluate all major components such as roof, foundation, appliances, energy efficiency, plumbing, electrical, HVAC and more. Our home inspector looks at major and minor items, we are there to evaluate safety concerns, potential future failures, areas in need of maintenance or immediate repair. No home is perfect but can flourish with tender loving care, giving yours the TLC needed before listing is a great way to maximize on your homes value and minimize on sellers remorse.

Just like any home inspection a prelisting inspections is simply a non-invasive, examination of a home in which inspectors check things such as electrical, plumbing, HVAC, foundation, roof stability, and a long list of many other items to make possible home buyers aware of any thing that may not be up to code or in need of repair.

What good is this knowledge if your selling anyway? How much more would your house value at in its current condition? What about with a few cosmetic changes? How much less would it be worth with a hidden foundation problem? Getting ahead of these things can avoid delays or hiccups during your sale, but improvements or changes can also make you and your family safer, more comfortable until you sell or however long you own your home.
