Commercial means more than industrial, or office building. It can be farmland, your mom and pop shop, local restaurant, grocery store, the mall, even your hardware store and schools.
If you're asking, the answer is likely you. Commercial property inspections are vital in a variety of instances and they don't always revolve around an active real estate transaction, such as refinancing, evaluating the condition of a property as an investor.
You have invested money in your asset. If you own property you ARE an investor, you have invested
your money in property.
The longevity of any building is dependent on its regular care and maintenance, catching a problem early is essential to prevention of larger problems with larger bills. Hiring a third party inspection company to evaluate the condition of the property before hiring a contractor to do necessary work can keep you for paying for work that is not needed. Consider its like an extra set of eyes capable of seeing the items as they are without prejudice, whose pay is not dependent on how much or little is found, to provide an in-depth evaluation of the property's current physical state. The care of your business comes full circle as your employees, customers and community benefit and thrive in a healthy and safe environment.
Commercial property inspections are intended to gain a more detailed assessment of the buildings foundation, support, inner workings like electrical, plumbing and HVAC of a property. But just like a home inspection it is a non-invasive examination of the building where we will test what appears to operable and safe (plumbing, electrical, HVAC, etc.,) and document the current condition of the property.
You can expect to receive your inspection report within 24 hours of your inspection. Our inspection reports include descriptions and photos to depict the items inspected, the report is in a PDF format for you to download and save. The report is yours to download and save, or even share.
Commercial buildings are different than residential, from the materials used, their usage and the minimum building code standards are NOT the same. Electrical wiring in commercial building must be wrapped in metal sheath, while residential homes can be wrapped in plastic. HVAC systems in commercial buildings are also different, more complex. Plumbing may be similar but a bigger building means more plumbing. Commercial buildings are held to a higher standard and more regulations for safety such as the number and location of smoke detectors, fire alarms and fire exits. Contractors are required to follow ADA (American Disabilities Act) guidelines for doorways and bathrooms as well.
